1.1.1 Metro Rail Project
A 25 km long Metro Rail Project starting from Alwaye, Kalamassery and ending at Pettah is proposed. Work is expected to commence with active participation of the Delhi Metro Rail Corporation (DMRC). The Light Metro, conceptualized by the DMRC is expected to take care of the rush for the next 25 years without any additions. The travel demand on the metro rail according to the consultants will be 0.24 million passenger trips per peak hour. About 0.7 million people are expected to use the metro rail daily. Areas from Edappally to Aluva in the north and from Vytilla to Petta in the south are the major areas, which will probably witness a lot of activity in the coming years since it will be part of the hi-speed corridor of the Metro.
1.1.2 New Bus Terminal at Vyttila
The GoK in collaboration with the District Authorities have drawn up a plan to construct a new Bus Terminal at Vyttila to reduce the congestion in the city. Long Distance buses would be terminating at this point.
1.1.3 The International Container Transshipment Terminal (ICTT)
The International Container Transshipment Terminal (ICTT) at Vallarpadom, an island off the mainland of Cochin City, to be constructed by Dubai Port International is slated to be completed by 2010. This INR 20 million project will transform Cochin into a major shipping hub a la Singapore or Bombay. This project will not only give a spurt to the industrial activity in Cochin but the consequent spatial demands would set the real estate sector in the city on fire. Cochin Port has been planning a large number of port related development projects, which is expected to make Vallarapadom a separate township with large investment potential.
1.1.4 The LNG Terminal
Amongst the many liquefied natural gas (LNG) project proposals in India, only Cochin and Dahej have made progress. This terminal will be a major milestone in sustaining industrial growth in the Southern States particularly Kerala, Karnataka and Tamil Nadu. The easy availability of natural gas will give a new dimension to the development dreams of Cochin. The terminal would attract more gas based industrial units to Cochin due to its competitive advantage. The industrial boom which will happen in and around Cochin will lead to a re-rating of real estate values in the city within a short period.
1.1.5 The International Cruise Terminal
Over the last few years Cochin port has emerged as the top cruise destination with a slight edge over Mumbai with proximity to Gulf-Singapore and Suez-Singapore routes. The port has been visited by famous cruise lines including Cunnard, Holland America, Orient, Princess, Seabourne, Silversea, P&O and Norwegian. The proposed Rs 55 crore international cruise terminal planned by the Cochin Port Trust (CPT) is expected to set the tone for the change. This envisages a world class cruise terminal offering services and amenities of international standards to the cruise liners and tourists. The process of selecting the bidders is ongoing. The Cochin Port Trust has been seriously working to set up a world-class international cruise terminal that would exclusively service cruise vessels. This will add a huge momentum to tourism in Kerala. This in turn could create a big boom in the hospitality sector which is space intensive leading to a great demand for realty and escalation in its prices.
1.1.6 Port- based Special Economic Zones
The port-based special economic zone, a special enclave at Puthuvype, is expected to attract major industrial investments and throw up large-scale employment. The project will offer opportunities in various associated ventures such as an international ship repair complex, a gas-based power project and a desalination plant. A free trade warehousing zone has already been sanctioned as part of the port-based activity. This would be another attraction for the investors opting for real estate investments in Cochin. It is expected that Cochin needs additional accommodation facilities for more than 25,000 people within a five-year period. It will create a major demand-supply gap in commercial and residential properties.
1.1.7 Updgradation of City Traffic System
The GoK has also appointed a Committee to prepare a project to reform traffic system in Cochin City. The committee has recommended a plan that includes the construction of 16 roads, which includes five that need to be completed urgently. This apart, it has been suggested that Cochin have 3 or 4 more over bridges other than the South and North over bridges today that carry the bulk of the traffic in and out of the city. Most of these roads are proposed to be upgraded to NH standards as per the City Development Plan
