Upcoming Highway & Bypass Projects Fueling Real Estate Growth in Kochi & Ernakulam
CategoriesBlog Kerala Real Estate

The current development of highway and bypass projects is about to minimize traffic jams and ease connectivity in Kochi. New highway and bypass schemes are not only altering travel time but also reshaping the Kochi real estate landscape and redefining the city’s reality map.

Property buyers and builders are watching closely as these changes take place. Improved roads mean better access, and better access means booming demand. Let us explore how future projects are redefining the future of property in this growing region:

Angamaly to Kundannoor Bypass

The National Highways Authority of India (NHAI) plans to begin construction of the 44.7 km greenfield highway. Officials have stated that land acquisition will be finalised within that timeframe. Estimated at Rs.6,000 crore, the project aims to link Karayamparambu near Angamaly to Kundannoor. This is planned with completion targeted for October 2027.

Major Benefits of the Project

  • Decongesting the most used NH-544 and NH-66 sections between Angamaly and Aroor.
  • Long-haul vehicles had the potential to save up to an hour of travel time.
  • Large language crossings such as Angamaly, Aluva, Kalamassery, and Edappally will be bypassed by this route.

Boost in Airport Accessibility

Hundreds of passengers traveling to and from Kochi International Airport will be the gainers. A 3-kilometer dedicated road will be built between the airport and the new bypass road, providing faster and trouble-free connectivity. The strategic road is likely to drastically reduce travelling time and ease traffic congestion at major intersections, further boosting the appeal of 3 BHK flats in Kochi among homebuyers.

Land Acquisition Underway

A critical step was taken with the issuance of the 2A notification on August 29 under the National Highways Act, 1956. This paves the way for acquiring 280 hectares of land spanning across 17 villages:

  • Angamaly
  • Arakkapady
  • Pattimattom
  • Vadavucode
  • Aikaranad North and South
  • Thiruvaniyoor
  • Marampally
  • Karukutty
  • Thuravoor
  • Mattoor
  • Vadakkumbhagom
  • Kizhakkumbhagom
  • Kureekad
  • Thekkumbhagam
  • Thiruvankulam
  • Maradu

The center will shoulder the entire land acquisition cost of around Rs. 2,000 crore. At first, a 25% contribution was anticipated from the Kerala government. This was later waived on the condition that the state provide exemptions on GST and royalty charges for earth and construction aggregates. The state cabinet approved this request by relaxing the KMMC Rules, 2015.

Additional Projects to Strengthen Connectivity

Alongside the bypass, NHAI has upgraded the pipelines to enhance road infrastructure in the region. These include

  • Willingdon Island Road Corridor Project: A 5.72-kilometer highway, part of key projects in Kerala, will connect Willingdon Island to the Aroor to Edappally NH-66 stretch. The route begins at CIFT Junction and extends all the way to Nettoor Junction.
  • Elevated Six-Lane Highway on NH-66: The planned highway includes the Edappally to Aroor stretch and is likely to break ground early in the upcoming financial year.
